Estate & probate home sales
Sell an inherited house in Philadelphia
Clean it out and sell it with one call. A licensed real estate agent since 2001, with a network of buyers and investors, and a crew that empties the house first.
One person from cleanout to closing
When a family inherits a house, two jobs usually land on someone's plate: emptying it and selling it. Most people hire a junk hauler, then find a real estate agent, then try to get the two to coordinate. With us, it's the same person.
Aaron has been a licensed real estate agent since 2001 and has sold many of the houses his crew has cleaned out. He knows what buyers look for, which repairs are worth making, and which ones aren't. That knowledge starts on cleanout day.
Two ways to sell, and we show you both
Sell on the open market
We clean it out, handle any light prep, and list it to reach the most buyers. Usually the highest price when the house is in decent shape.
Sell fast, as-is
Aaron brings the house to his network of buyers and investors who purchase homes in any condition. Usually the fastest route with the least work.
We don't leave money on the table. You'll see real numbers for both routes before you decide, and you'll get every offer, not just the convenient one.

Questions about selling
Do I have to come to Philadelphia?
No. Many of our clients live out of state. We can do walkthroughs by video, send photos at every step, and handle paperwork with e-signatures. The sale can close remotely too.
Should I list the house or sell to an investor?
It depends on the house, its condition, and how fast you need to sell. We'll show you what it could bring on the open market and what investors in our network will pay as-is, so you can choose with real numbers in front of you.
Can I sell the house before probate is finished?
Usually the executor or administrator has to be appointed first before signing a sale agreement. Your estate attorney can confirm what's needed for your situation.
Do I have to list with you to hire you for the cleanout?
No. The cleanout and the sale are separate services. Use one or both.
Does the house need repairs before selling?
Not always. Some houses sell best with a cleanout and a few simple fixes. Others make more sense sold as-is to an investor. We'll tell you which way puts more money in your pocket.
