Check with your attorney first

Before anything leaves the house, make sure you have the authority to remove it. Usually that means letters testamentary or letters of administration have been granted. Your estate attorney can tell you what's allowed and whether anything needs to be appraised or inventoried first. Once you have the go-ahead, we can usually schedule within a few days.

Paid from the estate

Cleanout costs are typically paid from the estate's funds. We can invoice the estate directly and wait for payment from the estate account. Talk to us if you need special arrangements.

Can I clean out a house before probate is finished?

It depends on the estate. Generally the executor needs to be appointed first. Check with your estate attorney before removing anything.

Can you invoice the estate?

Yes. We provide itemized invoices made out to the estate, plus photos, for the executor's records.

Do you work with attorneys and realtors?

Yes. We can coordinate access and timing directly with the estate attorney or listing agent.

Can you also sell the probate house?

Yes. Aaron is a licensed real estate agent with a network of buyers and investors. He can list the house or arrange a fast as-is sale, and executors can handle everything online. Hiring us for the cleanout never requires listing with us.

What if family members want items first?

We can schedule after family has picked up what they want, or set specific items aside during the cleanout.
